Apartment Complex Replaces Second Avenue Post Office

The site location for the apartment complex was settled early February.

The Silver Spring Post Office—located on 8616 Second Ave.—is slated to be developed into a 310-unit apartment complex by McLean-based Insight Property Group and partner Nova-Habitat.

A construction proposal outlines plans to start building the $75 million apartment complex towards the end of of 2012, according to Sarah Davidson, a partner at Insight.

Davidson said the property will be a gateway to the Silver Spring Central Business District (SSCB) and will be blocks away from convenient transportation. “Our residents will ride on Metro and walk to restaurants, entertainment and major downtown employers,” she added.

In July of 2011, the U.S. Postal Service started reviewing various locations around the nation for closure and the two locations downtown were eventually slated for closure.

The new location for the Second Avenue post office has yet to be determined.

What will you do once this location closes?

Oh well, I wish I could have this post office forever but I guess I will have to adapt to the substation on Colesville next to the McDonald's.

The substation is scheduled to close also.

oh no, now I am going to cry

is every member of the postal board which made this decision, are they all stock holders of the company that makes at-home-on-your-computer postage?

katie : Usps is on the decline. So many pay bills online instead of mailing bills,
send emails instead of letters or postcards,
use evite instead of mailing invites/rsvp card.
Just 2 weeks ago post cost went up to 45c/32c.

I think the USPS in additon to closing locations wants to reduce mail to just m-f.

not everyone uses a computer, especially the elderly

katie: that is true. That is why I think the change needs to be gradual not immediate. I know this sounds mean.morbid but when current elderly die off( those born pre 1970 I'd say) , the next generation of elderly will be those who ARE using computers so they will be well versed in online commerce. Still I dont think post offices should be obsolete. There are still fedex office and ups offices.

I received a survey asking me about how much I use the Colesville Post Office and my answer was "never." I was NOT, however, asked about the 2nd Ave. Post Office and that is technically "my" post office. So, how exactly are they deciding which Post Offices to close? Taking the occasional random survey and then throwing darts at a dart board anyway?

melissa: I share in your frustration. Why didnt the USPS have a notice up in the windows at the 2nd street location? Make fliers? They went about this clandestinely bc they knew we would object to not having a PO in DT SS.

there was a large sign up in front, at the corner of Spring and Second, for months

katie: i saw a sign up by Insight [developers who bought the land] not any sign from the usps saying 'this location is under consideration for closing' nor 'this location is for sale and will be sold'.

Well, I worked directly across from the Post Office and having an apartment there would be great, right?? Does anyone know how much these apartments are starting at? Please keep me informed. caldwellbusiness110@gmail.com

It makes complete sense that the 2nd Ave. site would be redeveloped into something that takes advantage of the land's value and proximity to metro, but the long term plan can't seriously be to have zero post offices in dTSS. They have to at least put a USPS package machine somewhere....

jag: I disagree that it makes sense. I get that USPS seized the opportunity to sell since they got milllions from the developer. But they dont seem to care about convenience to their patrons as there is no alternate location. PLus I love that 2nd ave was open late, til 6pm and til 7p during the rush seasons. New apts have been built in DT:
crescrent cndos 930 wayne [on wayne between fenton & georgia]
the on being built next to the ss civic center
the one on fenton next to safeway

The density of this site is currently way too low considering the location. It makes no sense to have a small 1 story building and a sea of parking a couple blocks from the metro in DTSS. I have no idea why you're citing 3 buildings (2 of which were completed, what, 6 years ago?). You're trying to say DTSS is already too big, or something?

jag: __The density of this site is currently way too low considering the location. __
The density is low bc the spot was for a commercial bldg not another apartment complex. I wonder if Insight will apply for a density change?
_It makes no sense to have a small 1 story building and a sea of parking a couple blocks from the metro in DTSS._
How can you say that when all around the metro is not parking but bldgs. Parking is
--adjacent corner metro where NEW RIPLEY HI RISE IS BEING BUILT ramsey ave;
--wayne ave @ fenton,
--cameron@spring;
--cameron@2nd ave.
--ellsworth
The rest is apt bldg and office bldgs
__ I have no idea why you're citing 3 buildings (2 of which were completed, what, 6 years ago?). __
I sight these bc there is alot of apts in SS. All up down E W hgwy, blair mill rd, 16th street....yet businesses are closing so perhaps we need to slow down.
What bldgs were built 6yrs ago? Bonifant lofts?

What is the name of the complex on fenton @ bonifant

What is the point you're trying to make? There's demand for more housing in DTSS so the builder is adding more housing. You're trying to say that's a bad thing? Because a parking lot is better than $500K/year in property taxes added to county coffers? Because having 500 more people spending their money in SS is a bad thing? You're making zero sense in any of your posts.

jag my point is clear. That is why I quoted you and then replied. DTSS needs a full service post office. USPS sold 2nd avenue for 7mill w/o securing a future spot. You next said all there is near SSMetro is a sea of parking lots which is why I posted the many many many apts all up and down 16th st, e w hgwy, easter ave, 13 ave, cameron, fenwick, and more are coming.

I NEVER said for there to be more parking lots.
& with the crackdown on housing loans, are you sure that $500k property tax is guaranteed? I def do want more bodies in DT, however is there retail for them to spend @ DT? When is City Place going to be a mall again? Restaurants closing every day, the BarnesNoble is gone.
A Blair Giant grocery clerk cant even live in blairs or anywhere in DTSS bc an efficiency apt goes fro $1200 not including utilites!
My post makes sense. I answered your question.

"A Blair Giant grocery clerk cant even live in blairs or anywhere in DTSS bc an efficiency apt goes fro $1200 not including utilites!"

EXACTLY. Do you know why that is? It's a thing called supply and demand. SS's vacancy rate is extremely low. Maybe if we continue adding thousands of units a year then sooner rather than later it'll become affordable, to an extent (a grocery clerk certainly won't ever be able to afford living a block away from the SS metro. That's just not going to happen.).

And thanks for clarifying - you wish the USPS set up a new post office before deciding to close this one. That makes sense. Everything else about listing the locations of parking lots and other residential properties didn't.

The Post Office announced this closure last year and has been looking to rent a space near downtown. Several have been suggested. it was my understanding that they settled on a space in the shopping mall on 16th Street??? I haven't confirmed that yet.

16th street is NOT downtown SS! Argh! It is the most unsafe and pedestrian-unfriendly access to it from most of us coming from DTSS. Please, I hope they don't make this wrong-headed of a decision. If they do, maybe the Van Go shuttle can be re-routed to stop in there?

kathy: 2nd ave isnt DT ss but it is a convenient location. The 16th street plaza is literally just around the corner from 2nd avenue so that is a good location. PLus more parking is available @ 16th street plaza.

Not only is the 16th street strip mall extremely pedestrian UNfriendly, all but the BlockBuster building will be torn down when the purple line goes in.

SS, MD is the second largest city in the State of Maryland, and there is NO plan to have a central post office. I understand (with regret) the USPS closings in small rural towns.. but in a major metropolitan area? WHERE is our leadership??

Not only is the 16th street strip mall extremely pedestrian UNfriendly, all but the BlockBuster ....I disagree. There are crosswalks at 16th/georgia, 16th/spring, 16th/e w highway. Additionally there is a 'pedestrian zone ahead' warning @ 16th/lyttonsville for those jaywalkers from the 8600 condos and jaywalkers from the mall.

Are some of these apts going to be for habitat families ? MoCo Habitat families are NoVa habitat families?
